Step-by-Step Home Buying Process

  • Meet with Kelly and her team.  We take our time to thoroughly discuss your needs in the upcoming home purchase.  We review the home buying process and local market conditions.  We provide data/material, as needed (helpful websites, new construction communities, commute options, and more).  We strive to be your one stop resource.
  • Make a loan application, review desired loan options, and obtain a formal loan pre-approval.  Generally, this process is FREE.  The lender will need to review your income, assets, debt, and credit report information. The pre-approval will introduce various loan options and further illustrate your interest rate(s), down payments, monthly payments, and closing costs.
  • Begin your home search.  This may include daily review of available homes, via the web.  We can schedule automatic email distributions that will notify you of new or revised home listings according to your desired search criteria.  We will work together to refine your search and introduce new opportunities that meet your goals.   We subscribes to the regional Multiple Listing Service.  All licensed Realtors use this same database to advertise and market their home listings.  Therefore, we have access to all listing inventory regardless of listing company.
  • Draft, submit, and negotiate a competitive contract offer.  We will research the local market sales and make our recommendations on offer price, concessions, specialty contract clauses, settlement dates, and more.  Did you know our base contract package includes at least 19 type written pages?!  We will help you navigate all the contract complexities.
  • Satisfy your contract requirements.  This will include inspections, contingencies, and formal walkthroughs.  At this time, you have successfully ratified your contract and it’s time to protect the investment!  We will assist you in selecting and scheduling proper inspections (home, radon, well/septic, lead base paint, termite, etc).  In addition, we will be reviewing local Home Owner or Condominium Association rules/regulations, finalizing loan requirements, negotiating inspection repairs/replacements, and more.
  • Prepare for your move.  This may include scheduling movers, utility set-up, obtaining hazard insurance, etc.  We will provide you with a personal, detailed settlement reminder list!  Every move and every home is different.  We’ll remind you to reserve the elevator for move in or tumble the locks in a new construction home!
  • Settlement – Moving Day!

Ultimately, your mortgage lender will be your best resource in the loan process. You have a wide array of loan options in a home purchase. Your mortgage lender will help you identify what opportunities are available to you and make recommendations based on your specific financial goals.
